PROPERTY & PERMANENT RESIDENCY
See the route.
Plan the details.
Buying a home and planning a move should work together. This guide brings the property, paperwork and practical steps into one place, so you know what to discuss before you commit.
Eligibility depends on the applicant, the investment and the supporting documents. A Palmera Gardens purchase does not automatically secure residency.
THE RESIDENCY ROUTE
What residency means.
Look at the benefits alongside the conditions, so your plans are built on a clear understanding of the permit.
01
A home in Cyprus
A property route for eligible non-EU investors.
02
Family applications
Spouse and children under 18; dependent students aged 18–25 may qualify separately.
03
Permanent status
Residence rights can be indefinite while conditions remain satisfied. Residence cards still require renewal.
04
No language exam
No language test is listed for this investment route.
05
Plan your timeline
Approval follows an application review. Treat processing times as estimates when planning your move.
06
Cyprus residence
The permit does not confer EU citizenship or automatic Schengen travel rights.
07
Work restrictions
The property route does not provide a general right to work in Cyprus.
08
Keep your status
Establish residence within one year. A two-year absence or permanent residence abroad can end the permit.
EXPLORE PALMERA GARDENS
A home to build
your plans around.
A contemporary gated community in Kato Polemidia, Limassol, with considered layouts and refined interiors.
Explore the specifications and current availability. Before you reserve, ask your independent adviser to check the selected home and purchase terms against the residency criteria.
THE KEY REQUIREMENTS
Know what to prepare.
A starting point for the residential property route under Regulation 6(2). Your adviser should review the complete criteria for your circumstances.
01 / PROPERTY
€300,000 + VAT
First-sale homes from a developer; at least €300,000 excluding VAT must be paid before application.
02 / ANNUAL INCOME
€50,000 / year
Secure income from abroad, plus €15,000 for a spouse and €10,000 per dependent minor child.
03 / SOURCE OF FUNDS
Document your funds
Provide the purchase agreement and evidence of funds transferred from abroad.
04 / SUPPORTING FILE
Prepare your documents
Passports, family records, criminal-record certificates, health insurance and suitable accommodation; confirm the full checklist.
FROM PLANNING TO APPLICATION
One step at
a time.
Use these steps to structure the conversation with your adviser and our property team.
01 — Discuss your plans
Start with your household, preferred timing and budget. Take independent immigration and legal advice before committing to a purchase.
02 — Choose the right home
Review apartment layouts, specifications and current availability with our team. Ask your adviser to confirm whether the selected property and purchase terms suit your application.
03 — Prepare your documents
Work through the official checklist with your representative. Organise the supporting records and confirm which documents need translation or certification.
04 — Agree the purchase
Have your lawyer review the contract, required payments and registrations. Keep clear records of the purchase and the source of funds.
05 — Submit the application
Your representative can help assemble and submit the file to the Migration Department. Check the current submission arrangements and fees before applying.
06 — Follow the review
Respond to any requests for further information. The authorities assess the application and decide whether it meets the criteria; neither a purchase nor an estimated timeline guarantees approval.
07 — Plan life after approval
Arrange the move and diarise your ongoing obligations. Investment evidence is required annually, insurance where applicable, and adult criminal-record certificates every three years. Keep card-renewal dates in your calendar.
